Commercial Construction Company Sunderland

Aptus delivers commercial construction, refurbishment and fit-out projects across Sunderland and the wider North East. We work with clients in education, healthcare, workplace, heritage, leisure and the public sector, supporting projects from early planning through to completion and handover.

As principal contractor, we coordinate builders, specialist contractors, consultants and suppliers around the needs of the project, while keeping communication clear from the first conversation to the final stages on site.

Commercial Construction in Sunderland

No two construction projects operate in exactly the same way. Some begin with a developed design and clear scope. Others need early input to test buildability, understand risk and shape a realistic programme before work begins.

Our construction services can include refurbishment, fit-out, structural alterations, internal reconfiguration, M&E upgrades, FF&E and selected external works. Depending on the building, this can also involve new or altered brickwork, repairs to existing brickwork and coordination between builders and specialist contractors.

We also deliver commercial refurbishment services where an existing building needs to be adapted, upgraded or given a new purpose. This can range from targeted improvements to more extensive work involving building services, layouts and structural change.

Construction Planned Around the Building

The way a building operates has a direct impact on how construction should be planned.

Universities, healthcare facilities, offices and public buildings may need to remain in use while projects are underway. Access needs to stay safe. Noise and deliveries need to be controlled. Existing services may need to remain operational. Work may also need to be phased around staff, students or visitors.

Aptus works with clients and project teams to understand these constraints before construction starts. We consider programme, access, sequencing, logistics and temporary arrangements so builders and contractors have a clear plan to work to.

Commercial Refurbishment - Breakout Space

Our Construction Experience in Sunderland

Our Sunderland experience includes the £2.4m refurbishment of the Library at Murray for the University of Sunderland.

Delivered over a 35-week programme, the project transformed existing library areas into flexible learning spaces while the wider university environment remained operational.

The work included strip-out and refurbishment, partitions, glazed study spaces, collaborative learning areas, lighting and building-services upgrades, bespoke joinery and integrated furniture. Careful sequencing allowed different types of construction work to take place around the academic calendar and day-to-day use of the library.

It is a strong example of how we approach live construction projects: understand how the building operates, plan around the people using it and keep clients informed as work progresses.

Experience Across Commercial Building Types

Education projects often need to work around term dates, exams and busy estates. Healthcare construction requires close attention to safety, access and continuity. Workplace projects may focus on fit-out, refurbishment and creating better spaces for teams and occupiers.

Heritage projects can require careful treatment of existing materials, brickwork, original features and specialist construction methods. Existing brickwork may need to be repaired, altered or protected. Public sector projects bring further requirements around stakeholders, procurement and long-term value.

Our job is to understand those differences and shape the project around them rather than apply the same process every time.

From Pre-Construction to Handover

Early engagement gives clients more time to make informed decisions.

Before construction begins, we can review buildability, access, programme, logistics, procurement and risk. Once on site, our team coordinates contractors, commercial builders and specialist trades, manages the programme and keeps communication clear.

Existing buildings can also reveal unexpected conditions. Brickwork may need repair or alteration. Existing services may differ from drawings. Hidden structural issues can affect sequencing. When that happens, the priority is to identify the issue early, discuss it clearly and agree the right response without losing sight of time, cost or quality.

That practical approach has been developed through more than two decades of construction experience.
