01 Design & Build

Our Design and Build service integrates design, technical coordination and construction, keeping cost, programme and buildability aligned throughout delivery.

Earlier involvement helps us build a clear understanding of end-user requirements and how the space will be used day to day, alongside the realities of the existing building. Early design work tests feasibility, identifies constraints and explores options before decisions are fixed, supported by coordination of structure, services, fire strategy and compliance to ensure design works within practical building conditions.

Design development is coordinated closely with the architect and wider consultant team, keeping proposals buildable, compliant and aligned with programme and cost, supporting clearer decision-making and reducing surprises during construction.

Early Engagement

Informed decision-making builds stronger project foundations. Early collaboration with clients and consultants allows scope, sequencing, buildability and programming to be properly tested and aligned before construction begins.

We produce project budget forecasting and pre-construction programmes to help in securing project approval, management of consultants and design development through RIBA Stage. Our focus is on strengthening infrastructure and overall building performance, ensuring spaces meet modern standards and remain fit for extended future use. Our team takes pride in keeping access and delivery tightly coordinated, with close collaboration integral to our approach throughout.

Fit Out

Our fit out work shapes internal environments from base build through to finished, ready-to-use spaces. Layout, finishes and services are coordinated carefully so spaces work properly from day one.

Projects range from reconfiguration through to full Cat A and Cat B fit out, bringing structure, fabric and MEP together into one working environment.

Supply Chain Network

Our supply chain is built on long-standing relationships with trusted partners who share our standards, and bring consistency, reliability and shared ownership across every project.

We involve key partners early, bringing in the right specialists at the right time. This helps shape practical solutions, manage sequencing and deal with challenges before work reaches site, keeping projects moving and well coordinated.

03 Refurbishment

Our refurbishment and renovation work upgrades and adapts existing buildings for continued use, often within live environments. Projects range from targeted internal renewals through to full building refurbishment, adaptive reuse and complex heritage restoration.

Works frequently incorporate retrofit measures to improve energy performance, reduce operational carbon and modernise building systems. This can include building fabric upgrades, insulation improvements, glazing replacement and full MEP renewal and integration within existing infrastructure.

Typical interventions include Cat A and Cat B refurbishment, internal reconfiguration, structural alterations, major repair, services replacement, compliance upgrades and change of use. Delivery is shaped by the existing building – its condition, constraints and operational demands – with works carefully phased and coordinated to protect ongoing use.

Adaptive Reuse

As demand for adaptive reuse grows, we partner with clients to unlock value and bring spaces up to date as use evolves. Buildings are reworked to support modern standards, often involving upgrading infrastructure, rethinking spatial use and improving overall performance while working within the constraints of the existing structure, including sensitive work where historic fabric is preserved.

04 Live Sites

Delivering in live environments, such as schools or hospitals, requires close coordination. Our team work alongside  facilities teams to align with schedules such as clinical routines or academic terms, to develop careful access strategies and planning.

Programmes are shaped around operational needs, with detailed phasing, access planning and coordination in place to allow work to progress while buildings remain in use. Our team clearly communicate with building users, and sequencing works to minimise disruption at critical times.

In healthcare settings, this may involve coordinating works around clinical activity, managing access routes and supporting infection control requirements. In education, programmes are often aligned to term dates, exams and daily timetables. Across all live environments, the focus remains on maintaining safe, functional spaces while construction takes place.

05 Furniture

Furniture, fixtures and equipment procurement can be delivered as part of our integrated design solutions, providing coordinated FF&E packages managed alongside construction delivery. We supply curated, design-led commercial furniture guided by three core principles: considered aesthetics, exceptional functionality and competitive pricing. Our service includes design support, space planning, furniture specification and budgeting, as well as the preparation of detailed schedules, specification documents and O&M manuals. Samples, mock-ups, demonstrations and showroom visits are offered to support informed decision-making and our team work collaboratively with architects and designers, to value engineer furniture packages to align with project budgets while maintaining the desired look and quality. Where required, we partner with manufacturers to develop bespoke fitted furniture, producing fabrication drawings and renders to ensure each element complements the overall design vision.
