office refurbishment

Design and build refurbishment of One Citygate, Newcastle, delivering a mixed Cat A and Cat B upgrade across four floors totalling 40,000 sq ft over a 35-week programme. The brief focused on repositioning the building to attract new tenants, enhancing arrival, modernising workplace environments and improving overall asset quality.

Scope of works

Externally, the building was upgraded through the creation of a new entrance, replacement doors and refreshed signage, alongside additional landscaping to strengthen presence and first impression. The car park was improved with the introduction of EV charging infrastructure and secure cycle storage, supporting more sustainable travel options for future occupiers.

Internally, the reception was fully refurbished to create a more welcoming and professional arrival experience, including upgraded environmental systems, new lighting and refined interior finishes. The second floor was delivered as two bespoke workplaces through full Cat B fit outs, incorporating meeting rooms and collaborative settings aligned with modern working patterns.

The sixth and seventh floors were refurbished to a Cat A standard, beginning with full strip out and renewal of M&E services to create flexible, ready-to-occupy floorplates. This provided flexibility for tenants to shape the space around their own operational, technical and design requirements. WC and shower facilities were upgraded across all four floors, and lift interiors were refreshed to improve overall building quality and user experience.

Project delivery prioritised regional supply chain engagement, with the majority of spend directed to local and small business partners, supporting local economic value alongside the physical transformation of the building.
