Cat B fit-out of global law firm’s new workspace, creating open plan work spaces, meeting rooms, a multi-purpose presentation space and a cafeteria, within The Lumen, Newcastle. Delivered over a 17-week programme, the brief centred on creating a high-quality, environmentally conscious workplace that supports focused work, collaboration and wellbeing within a modern, flexible legal environment

The floorplate was carefully planned to provide a balanced mix of working settings, including zoned open plan workspace, a boardroom, a range of meeting rooms, private focus rooms and quiet spaces. A flexible multi-purpose area with movable glazed partitions allows the space to adapt for town hall gatherings and larger team events. Supporting facilities included a central kitchen breakout space with an additional tea point, a multi-faith and wellbeing room, first aid provision, comms and print rooms, and dedicated storage throughout, creating a fully functional and considered workplace environment.

Sustainability & Social Value

Sustainable delivery formed part of day-to-day project decision making. Resource use, waste and transport impacts were monitored throughout the programme, with local sourcing and take-back routes used where practical to reduce environmental impact and support regional supply partners. This approach delivered measurable outcomes, including:

– 403 apprentice weeks supported

– 99% of waste diverted from landfill, with the majority recycled and remaining material recovered for energy

– 780 lbs of timber recycled

– 75% of project spend with supply chain partners located within 15 miles of site

– 60% of spend directed to SME partners, including 40 percent with local SMEs

– One new full-time role created through project delivery

– 3,147 kg of carbon offset through the Forest Carbon scheme linked to project energy use, transport and waste
